drafted at commonly used engineering scale on reproducible drafting medium (outer dimensions: 24" x 36"), also submitted in digital format
title with proposed name of subdivision + "Minor Subdivision", preparation date, map scale, north arrow
name, address, phone of applicant, landowner/s, planner, engineer, surveyor (with signature and seal of surveyor)
total acreage and surveyed legal description
primary boundary survey control points with monument descriptions; parcel/right-of-way lines with lengths; curve data
tract boundary lines, road right-of-way lines, easements, with chord lengths/bearings, central angles/arc lengths/radii
name/right-of-way width of all roads - widths at each leg of intersections, points of curvature/tangents, dead ends, angle points
locations, dimensions, purposes of all easements
number to identify lots, letters to identify outlot with info to designate the use of each outlot
identification of public facilities dedicated to public use upon plat approval; no areas within the plat can be designated as areas of conditional, planned, or future public acquisition; dedications of public property not on plat made only by General Warranty Deed recorded with the final plat (unless otherwise approved by the Board of County Commissioners)
names of all adjoining subdivisions with dotted lines of abutting lots
delineation of 100-year floodplain and any wetlands (if applicable)

copy of agreements/restrictions/etc that govern or are proposed to govern the use/maintenance of the subdivision or common open space/subdivision amenity

if proposing more than five wells, an analysis prepared by a county-qualified professional to evaluate water delivery systems and compare them to common water delivery systems

IF proposing construction/excavation/improvements: a drainage, erosion, and sedimentation plan (see Article VII - 602)
IF deemed necessary by the Planning Director or designee:
a wildlife hazard mitigation plan approved by local fire district or a letter from the local fire department claiming no need for such a plan

IF proposing public improvements for the subdivision:
preliminary engineering plans/specifications for all public improvements (sufficient to enable final engineering/construction plans within 30 days after approval)
written description of arrangements/commitments for providing financial guarantees for timely completion of public improvements (example: a letter of commitment from a financial institution to issue an irrevocable letter of credit upon approval of minor plat)
preliminary/draft Subdivision Improvements Agreement (SIA) -- see Appendix J; submitting a first draft to the county attorney is highly recommended.
4. Approval will only be granted and in effect if the proposed amendment:
conforms to all zone district requirements (setbacks, height, floor, lot areas, etc.)
substantially conforms to goals and policies of the Strategic Master Plan and does not conflict with any Land Use Regulation;
no substantial adverse impacts upon adjacent property or public health/safety/welfare of Park County residents;
obtain water and wastewater services from sources and facilities meeting the requirements of VII-7,8;
subdivided lots are served by direct, uninterrupted, and permanent access to an existing public thoroughfare;
if public improvements are proposed: applicant has executed a Subdivision Improvement Agreement in a form recommended for approval by the BOCC and the County Attorney to adequately secure timely and complete construction of said improvements as per Land Use Regulations; AND
